Executive summary

This report provides an assessment of an application for short-term accommodation at 561 Gympie Kin Kin Road. The applicant proposes to utilise the existing 4 bedroom dwelling, with parking being provided on site for 4 cars within the existing garage. The site is zoned Rural and has an area of 2.25ha, with the existing dwelling located generally central to the site, with the dwelling’s large alfresco area located to the dwelling’s rear. The closest dwelling is located approximately 70 metres away. The Noosa Plan 2020 supports small scale visitor accommodation in the hinterland areas, subject to meeting a number of requirements. The application has demonstrated compliance with these requirements as it is small scale and compatible with the surrounding area, with no rural activities operating in the immediate area. The proposal is located within the site’s existing dwelling, is separated from neighbouring properties and a condition is proposed limiting the maximum number of guests to 8. Consequently, the proposal will not have any significant impacts on the area’s amenity, character or environmental values subject to a condition restricting the use of outdoor areas after 9pm. It is therefore recommended that the application be approved with conditions.

Recommendation

That Council note the report by the Senior Development Planner to the Planning & Environment Committee Meeting dated 11 June 2024 regarding Application No. MCU23/0101 for a Development Permit for Material Change of Use - Short-term accommodation situated at 561 Gympie Kin Kin Rd, Kin Kin and:

  1. Approve the application in accordance with the proposed conditions outlined in Attachment 1.
  2. Note the report is provided in accordance with Section 63(5) of the Planning Act 20161
